This course is designed to take a comprehensive look at real estate rentals, from the single commercial or residential activity to the materially participating real estate professional.  Our discussion will examine the exceptions to rental activity treatment as well as the statutory rental income (or loss) recharacterization rules.  The IRS’ focus on real estate professionals will be highlighted, along with a look at the documentation standards for those taxpayers. The course will also discuss grouping election opportunities for taxpayers seeking relief from the passive activity loss limitations or the 3.8% net investment income tax.  The complex final regulations regarding the 3.8% net investment income tax as it applies to rental activities will be analyzed in depth.

NOTE: The IRS RTRP Program has been replaced with a new, voluntary “IRS Annual Filing Season Program.” The AFSP Program requires that CE Sponsors continue collecting PTINs from IRS professionals who wish to receive IRS credit. CE Sponsors will then be able to report course completions for the PTIN holders who have provided this information. Therefore, all IRS PTIN holders (including Enrolled Agents) should enter their IRS PTIN into Checkpoint Learning so that course completions can be reported to the IRS.
