Rentals are no longer considered a tax shelter but they can present great financial opportunities when done properly. However, the tax rules for reporting rental activities are nothing short of chaotic.
In some situations it is not necessary to report rental income at all. For other taxpayers there are complicated rules surrounding the limitations of deductions and suspension of rental losses. There may be opportunities to restructure in order to avoid the suspension of a rental loss. In some circumstances it may be prudent to dispose of a rental property in order to free up a loss.
Recent tax law changes provide some beneficial treatment for repair and maintenance expenses incurred in connection with rental activities.
